Istat estimates that Italian home prices rose 4.0% in Q2 2026 compared with the same quarter of 2025. The quarterly increase was 1.7%.
Annual growth slowed from 5.1% in the previous quarter. These are preliminary house-price index figures, not a measure of asking prices in listings.
New and existing homes
Year on year, prices for new homes rose 5.0%, while existing homes rose 3.7%. Both rates were lower than in the first quarter.
Quarter on quarter, prices increased for both new homes (+2.7%) and existing homes (+1.5%). Market mix and the condition of an individual property remain central to assessing a purchase.
Regional differences
Central Italy recorded the strongest annual increase, at 5.1%, followed by the North-East (+4.2%) and North-West (+3.9%). The South and Islands rose 2.6%.
These broad regions do not describe every city or locality. For buyers considering Puglia, the South-and-Islands figure is context, not a valuation for a home in a particular province or municipality.
Prices and sales tell different stories
Residential transactions rose by just 0.1% year on year in Q2, according to OMI data cited by Istat: sales were broadly stable while prices continued to rise.
For international buyers, the practical lesson is to compare properties and micro-locations, check achieved prices with local professionals, and avoid treating a national average as a forecast of returns or resale value.
