We do not send partners an indiscriminate catalogue of thousands of listings. For each protected client, AURA searches according to budget, price range, location, property type, intended use, renovation appetite and investment objective, then prepares a focused shortlist of suitable opportunities.
BUYER COST TRANSPARENCY
AURA advisory fees and Italian brokerage fees are separate.
The international buyer must be informed from the outset that AURA's advisory, search and coordination fees do not replace any brokerage commission that may be payable to the licensed Italian real-estate agency handling the selected property. Where applicable, the buyer pays that Italian agency separately according to its engagement terms and Italian law.

Register the buyer before introduction. Once accepted, AURA assigns a Client Protection ID under the partnership agreement.

Clear regulated roles
Negotiation, purchase proposals and real-estate brokerage are handled by the duly licensed Italian real-estate agency responsible for the selected property.

Your agency keeps ownership of the client relationship. AURA works on the ground as your Italian operating partner: we receive the brief, source opportunities, coordinate analysis and viewings, and connect the project with the licensed Italian agency handling the selected property. After completion, our property-management and hospitality experience allows us to continue managing the property directly on the client’s behalf: development and renovation, rental preparation, revenue management and short-term rental operations. The objective is to enhance the property and improve its potential return on investment, without guaranteeing returns. The client is registered and protected before introduction.

AURA PARTNER MODEL
One client. Clear roles. 50% PARTNER / 50% AURA.
Your agency originates and protects the international client. AURA receives the Buyer Brief, conducts the targeted Italian property search and prepares the shortlist. For each Protected Client, the PARTNER receives 50% of Eligible AURA Fees for initial advisory, analysis, search and pre-acquisition support actually collected by AURA from that client; AURA retains 50%. Post-acquisition services are not automatically included in the 50/50 share unless specifically agreed otherwise in writing. Any brokerage commission payable to the duly licensed Italian real-estate agency handling the selected property is a separate buyer cost and is not part of the 50/50 split.
In the event of any discrepancy or interpretive divergence, the Italian master text of Revision 5 prevails. Detailed eligibility, client-protection and payment rules are governed by the signed partnership agreement.
