Buying an apartment in Italy: how to check condominium charges

Review accounts, meeting minutes and the payment statement to estimate first-year costs before buying.

Build the recurring cost estimate

Ask the seller for the latest approved accounts and budget, including the unit’s allocation. Check the accounting period and what is included, such as heating and lifts. Check whether parking and storage have separate charges.

Separate approved works from proposals

Use the minutes to identify the scope, approval date, unit’s share and instalment dates. Ask the seller for a current statement from the administrator covering payments and disputes. Have the notary clarify how arrears and instalments will be handled before signing.

Put the amounts on a calendar

Illustration: €1,200 in annual charges plus €6,000 in works entirely payable by you during year one commits €7,200 that year. Allocate instalments to their actual due dates. Keep works without a confirmed amount in a separate list.
