Italian Property Investment: Strong Q3, but Living Lags

CBRE estimates about €10 billion of Italian commercial property investment in the first nine months of 2026, 6% above the same period in 2025. Living investment reached €334 million, down 48%—a reminder that institutional investment and the home-buying market are not the same measure.

The quarter in figures

CBRE puts Italian commercial real estate investment at €2.8 billion in Q3 2026. For the first nine months, it reports about €10 billion, 6% more than in the same period of 2025.

Hospitality led the quarter with €815 million invested; logistics and retail recorded €757 million and €470 million respectively. These are investment volumes in property and portfolios, not prices paid by households for homes.

A different picture for living

The living category—residential and other housing-related investment products tracked by CBRE—totalled €334 million in the first nine months, down 48% year on year. Q3 alone recorded €70 million.

That points to a weaker period for this investment segment, not a general fall in home prices. Institutional transaction values and a residential house-price index measure different things.

Why homebuyers should care

Capital flowing into hotels, logistics or retail does not guarantee price growth in a particular Italian town or neighbourhood. Location, property type and local demand conditions still matter.

The decline in living investment also needs context: aggregate data cannot show whether an individual home will attract tenants or what its net return will be. A purchase decision needs evidence specific to the property and its market.

Research firms may use different rules for counting transactions, so CBRE’s data and the Dils estimate carried by the Italian Trade Agency should not be added together or compared without checking their period, coverage and method. The €10 billion figure in this article is CBRE’s.

For international buyers, the limited takeaway is that commercial investment remained substantial while the living segment followed a different path. A market indicator can inform questions; it is not a forecast for an individual purchase.
