The national picture
According to provisional Istat data, Italy’s House Price Index increased by 1.7% quarter-on-quarter and 4.0% year-on-year in Q2 2026.
New dwellings rose 5.0% year-on-year while existing dwellings increased by 3.7%.
Transaction volumes stabilised
Residential transaction volumes recorded by the Italian Tax Agency’s Real Estate Market Observatory were broadly stable year-on-year at around +0.1%, after +4.4% in the previous quarter.
For an international buyer, this points to continued price growth but a less rapidly expanding transaction market than at the start of the year.
Regional differences matter
Annual price growth in Q2 2026 was strongest in Central Italy (+5.1%) and the North-East (+4.2%), while the South and Islands recorded a more moderate +2.6%.
Regional, provincial and city-level differences therefore remain essential when comparing opportunities.
What this means for foreign buyers
A national average is not enough to decide where to buy. Budget, investment purpose, renovation costs, personal use and tourism-management potential should be considered together.
AURA uses market indicators as context, while each property still requires its own price, documentation, condition and total-cost assessment.
